Around the same time Waterloo Homes started building a new development of houses and bungalows – including a small number available for sale on Shared Ownership terms. Camilla liked the look of the new development and made an application to Waterloo Homes to purchase a 3-bedroom house. Her application was accepted and Camilla moved in later that year.

With the proceeds of the sale of her former home and a small mortgage, Camilla was able to purchase a 50% share in the property. This leaves Camilla to pay a 50% rent to Waterloo Homes. Camilla can stay in the property for as long as she likes, and has the option to increase her share of ownership up to a maximum of 80%. This ensures that the property remains available as a Shared Ownership property and is not ‘lost' as an affordable property into the open market. Camilla could, of course, sell her share in the future in which case Waterloo would have the right of first refusal to buy the property back.

It is not only the small mortgage and 50% rent that makes Camilla's new home affordable, but the low running costs. The property falls into Council Tax Band B, has a rainwater harvesting system used to flush the toilets and an air-source heat pump supplying heat to the central heating system.

The property was brand-new when Camilla moved in, and she was very impressed with the quality of workmanship and the fixtures and fittings that were included. A hob, oven and cooker hood were included, but it was the little touches that really impressed Camilla – hooks and a mirror already fitted in the bathroom, a paved drive, turfed back garden and a garden shed complete with a post to securely fasten bicycles to were all included in the sale.

Camilla is taking a long-term view – she works in a neighbouring village and her sons attend nearby secondary schools. Camilla has no plans to move away from Saxilby for a very long time.
